Booking Terms & Conditions


PLEASE READ THESE CONDITIONS CAREFULLY

1. To place a booking with us the lead guest must be at least 18 years of age.


2. Only the lead guest and the named booking party are allowed to use the property and its facilities.


3. The maximum number of staying guests permitted is 2 people.


4. The Tenant agrees to keep the property and all fitments, furniture, equipment and other contents in or on the property in the like state of repair and condition as at the commencement of the letting and will pay for any damage, breakage or loss that may occur during the period of the letting. These must be reported to the Company before the property is vacated. The person signing the booking form will be deemed to be in charge of the party and responsible for any loss or damage as aforesaid.


5. Sub-letting and assignation of the let is prohibited.


6. The booking is made on the understanding that the Roundhouse will be placed at your disposal on the date stated. Should this not be possible through events arising totally outside our control - for example, fire, theft or damage - and which could force us to cancel your booking, we cannot guarantee to provide you with alternative accommodation. Our liability in the event that we have to cancel will be limited to the return of the rent we have received from the booking agent.


7. The use of candles or naked flame lighting is prohibited in the accommodation.


8. Smoking and vaping are not permitted in the Roundhouse. 


9. Lets are for short stays, 2 night minimum or full weeks, arrival time is from 1500 and check out time is by 1000 on the day of departure.


10. Electricity, water, bed linen, towels, supply of wood for the wood burning stove and Wi-Fi(limited) are included in the rent.


11. We reserve the right to refuse a booking or to repossess the Roundhouse where damage has been caused or, in the opinion of the proprietor, is likely to be caused by the hirer or a member of his party.


12. Vehicles and their accessories and contents are left at the owners risk and are brought on to the property at the drivers own risk.


13. We reserve the right to enter the accommodation at all reasonable times for the purpose of inspection or to carry out necessary repairs etc.


14. Guests are requested not to enter our farm yard unless invited to do so.


15. Clothing or bedding/material must not be hung near or on the wood burning stove as this poses a significant fire risk.


16. We ask the BBQ not to be used on the decking area, we ask the BBQ be used on the concrete area adjacent to the deck.


17. No glass is allowed in the hot tub, we will supply plastic glasses for outdoor use.


18. Only fuel supplied by Craigmaddie Muir should be used in the log burners.


19. No pets allowed.


20. We ask guests to respect the privacy and peace of our neighbours.


21. We ask that guests do not feed any farm animals including the horses.


22. All breakages and damage must be paid for.


23. Craigmaddie Muir Roundhouse requires the names and addresses of those staying, this information will not be used for marketing or held on any computer. This is to satisfy the Scottish government as we now have to be able to track and trace our guests.


24. Guests are asked to remove the sheets from the bed and put them in the bag provided inside the drawer in the wardrobe along with all their towels at the end of their stay.


25. When leaving the Roundhouse at the end of their stay the guests are asked to leave the doors and windows open, please prop the deck door open using the patio furniture.


26. In the event of a guest staying displaying symptoms of Covid19, please isolate in the Roundhouse and make arrangements to return home ASAP. Please also alert ourselves. If you are unable to return home we will notify the health professionals who will take steps to isolate you elsewhere.


27. Cancellation policy: 

We are aware that things don’t always go to plan. If you do need to cancel your stay below are our cancellation terms:


- If cancelled more than 12 weeks before your stay, you will receive a full refund.

- If cancelled less than 12 weeks prior but more than 28 days prior to your stay – 30% deposit amount will be retained.

- If cancelled 28 days or less from your stay – 100% of booking cost will be retained.


We recommend our guests take out travel insurance this will cover any unexpected cancellations at short notice, e.g. If the guests have to cancel due to contracting Covid 19.
